Developer of $350M project proposes big changes to second phase
A Springhill Suites by Mariott would be part of Plantation Walk
The second phase of the Plantation Walk mixed-use project would look quite different under plans filed by the developer.
The first phase of the $350 million projects at 321 N. University Blvd. in Plantation is partially completed. Boca Raton-based Encore Capital Management wants to amend the site portion for the southern half of the 32.5-acre site.
On Nov. 20, the City Council will consider the new site plan. The previously approved plans for a 31,960-square-foot grocery store, a 25,830-square-foot fitness center, a 10,000-square-foot learning center, and a market-rate apartment building would be scrapped. The office component would grow.
Under the proposal, the second phase of Plantation Walk would have:
• A 135-room Springhill Suites by Marriott. Designed by Base4, the seven-story building would total 86,549 square feet and include a pool. New Jersey-based Braid Group would partner with the developer to build the hotel.
• A nine-story senior living facility with 164 units. Amenities would include an include club room, a card room, an art studio, a theater room, a dining room, and a pool. It was designed by Cohen Freedman Encinosa & Associates.
• A 180,000-square-foot office building, consisting of 60,000 square feet of medical offices and 120,000 square feet of conventional offices. This would be the final stage of the project.
• A nine-story parking garage with 1,239 spaces.
Officials with Encore Capital Management couldn’t be reached for comment. The developer is represented by attorneys C. William Laystrom and John D. Voigt. BC Architects is the master architect for the site plan.
The application says the revised site plan would reduce the traffic the project generates.
Plantation Walk is the redevelopment of the former site of the Fashion Mall. The developer recently completed the renovation of a 172,959-square-foot office building there, and it’s working to finish 404 apartments and 130,000 square feet of retail. The site already has a Sheraton Suites hotel.
